For loan amounts below our minimum of $400,000, we offer a loan packaging service (Or for borrower's that would like to work on their transaction on their own, without our mortgage broker services/fees). We have an in house, ex commercial mortgage underwriter, that prepares your loan request for you, so that you can submit it directly to any bank or lender for an immediate credit decision/approval.

The Problem
Frankly, most commercial bank loan officer's will not work on commercial loans less than $400,000, as the same amount of work goes into a smaller transaction as with a larger one… Think about it like this, if you were going to invest 100 hours into a transaction, would you rather make $1,500 or $15,000???
The problem for many borrowers, with small loans, is that they are simply ignored.
However, if you go to a bank with a professionally prepared and complete package, one that the bank loan officer can take directly to the loan committee, you will not be blown off. Even if your loan is tiny. The bank loan officer will be much more interested in working with you, as half of his work is already done. Preparing the package easily represent 50% of the time and effort that goes into getting a loan funded for the loan officer. In addition to the time, it eliminates the uncertainty/question if you are going to cooperate and send in the required information. The question is answered! All documentation is in and prepared just like they need it!

If we know of a good fit for your loan, we will submit your transaction to them, and or give you specific names and contact numbers of bank loan officers that will likely fund your loan.

Avoid broker fees, by submitting the file on your own (Most commercial brokers charge 2% or more on smaller loans).

We will provide you a write up on the strengths and weaknesses of your request and what you should do to improve your loan request. This type of “coaching" is valuable and is often the difference between another decline or a funded loan.
